Pegasus Group are acting on behalf of Richborough in relation to the proposed development at Land at Station Road, Codsall. This website has been created to provide you with information about the proposals for the Site, and to engage with residents to seek views on those proposals.

The Site is located on the west side of Station Road and north of Oaken Drive. The Site is a proposed housing allocation (Site Ref: 224) in the emerging South Staffordshire District Local Plan currently being examined by government appointed Inspectors , and anticipated for adoption in 2026. Upon adoption of the new Local Plan, the Site will be removed from the Green Belt and allocated for housing development.

 

The new Local Plan proposes that the site delivers a minimum of 85 dwellings. As part of our public consultation we are keen to hear thoughts on this level of development and the types of new homes that might be provided. As well as homes for sale on the open market, our proposals would also provide on-site affordable housing that meets the policy requirements of the District Council. Our development will not just be about housing, though, and we are including new car parking exclusively for users of Codsall Railway Station and new publicly accessible green areas.
